| 1. What
are the requirements for obtaining a Mississippi Real Estate
License? |
- A Student needs to be at least 18 years or older.
- The student must be a bona fide resident of the State of
Mississippi
- The student must complete the approved Salesperson License
Course, the 60 Hour Mississippi Real Estate Principles Course.
- Pass a four (4) hour, 100 question State Exam with a 75%
or more.
- If you have had a felony conviction, there is a possibility
that you could be denied or have to present your case directly
to the Mississippi Real Estate Commission to be allowed
to apply for licensure.
- The student will need to have their application signed by
three Mississippi citizens not related to the applicant, who
own real estate.
- The student will need to find a "Sponoring" Broker
who will sign their application as to the student's honesty
and trustworthness. The Broker also has to sign a statement
that the broker has discussed with the student the conditions
under which the applicant's license may be revoked or suspended
under the provisions of the Mississippi Code of 1972, as amended,
as well as the Rules and Regulations of the Mississippi Real
Estate Commission.
- Two photos are required. A full face view and a profile
view.
- Once a student has acquired a real estate salesperson license,
this license is classified as a "Temporary License".
To complete the license process and make the license
a "permanent" Salesperson License the student must
take the 30 Hour Post License Program. This course must
be completed within the twelve (12) months of issuance of
the Temporary License. If the licensee does not complete
the 30 Hour Post License Course and obtain their permanent
license within one (1) year following the first day of the
month after its issuance, the temporary license shall automatically
expire and lapse.

| 2. What
is the requirement to obtain a broker's license? |
- A Student needs to be at least 21 years of age.
- Have his legal domicile in the State of Mississippi.
- Shall not be an elector of another state.
- Shall have held a license as an active real estate
salesperson for twelve (12) months immediately prior to making
application for the broker's exam.
- Shall have successfully completed the 30 Hour Post
License Course for the Salesperson and the 60 Pre-License
Broker License Course.

Successfully completed the real estate broker's examination.
- Once the student has successfully passed Broker State Exam
the student then has a Temporary Broker License.
- Just like the Salesperson License, the Broker must take the
a 30 Hour Broker Post
License Course within twelve (12) months after the temporary
license is issued or the temporary license shall automatically
expire and lapse.

An applicant for a broker license, who has not held an active
real estate salesperson's license for a period of at least
twelve months immediately prior to submitting an application
shall have successfully completed a minimum of one hundred
fifty (150) classroom hours in real estate courses, which courses are acceptable
for credit towards a degree at a college or university as
approved by the Southern Association of Colleges and Schools.

| 3. When
do I submit my application? |
Once
the student successfully completes the Salesperson License
Course. The student should mail their application and
a $120 fee to:

can apply for a license without first completing the required
Salesperson 60 Hour Course.

| 4. Where
is the Mississippi State Exam given? |
The
State Exam is given in Jackson, Mississippi at the office
of the Mississippi Real Estate Commission. See above
for the address.
The
State Exam is given every Monday, Wednesday and Friday.
Two exams are
given
each day with a morning and afternoon schedule.

| 5. What
if I fail the course or the State Exam? |
Salesperson
- If the student fails the Mississippi State Exam, the student
may be eligible to take the next or succeeding examination
without any additional payment. Any student that fails
the State Exam for Salesperson after two (2) occasions, shall
be ineligible for a similiar examination, until after the
expiration of three (3) months from the time such student
last took the State Exam plus the student has to reapply and
pay the application fee again.
Broker
- If a student fails the broker's exam upon two (2) occasions,
shall be ineligible for a similar examination, until
after the expiration of six (6) months from the time such
student last took the State Exam, and then only upon making
applicaton as in the first instance.

How should I proceed? What steps do I take next?
Once
you as a student determines a real estate license is for you,
the first step is investigate real estate license schools.
Students can take an On-Line program or an In-Class version
for the Pre-license sales course. The State of
Mississippi has basic requirements for all schools and most
all schools use pretty much the same material. Prices
range across the board so investigage the price that fits
your budget. Brokers across the State of Mississippi
do not care what school you go to they just want you to pass
the State Exam so you can join their company and enjoy the
exciting opportunities
the real estate business offers.
