Salesperson License Course

This is the first step one takes to get their real estate career started.

The course is a 60 hour program.  The student must also pass a State Exam.

The State Exam is given by the Mississippi Real Estate Commission.    The student needs to obtain a 75% on the State Exam.

This course covers the basic principles and practices of real estate and Mississippi license law.  The textbooks used in the On-Class Course is Modern Real Estate Practice by Galaty, Allaway, Kyle and Mississippi Real Estate Basics  by Cynthia Joachim and Judy Glenn.  These two textbooks are not included but do mirror the course and the school recommends student purchase the textbooks for help in preparing for a difficult state exam.

Diversity in Doing Business

course helps the student understant the origins of diversity issues in the United States such as:

Impact of affirmative actions and Fair Housing Laws on diversity issues; demographic factors; how diversity issues can impact a business; affirmative

actions, blockbusting, culture, culture values and discrimination.

The student will have a wonderful handle and understanding how issues today effect decision-making and negotiating for the people involved.  The does the following:

a.    Diversity Defined and Recognized

b.   Perceptions Defined and Recognized

c.   Diversity and Consumer-Agent Rapport thinking

d.   Helps the student in the Decision Making process

e.   Understand negotiating feelings, Decision Making, and Negotiating.

All key issues in developing a business. 


Ethics and Real Estate

This coure is an introduction to ethics.  This course covers in detail the National Association Code of Ethics.   This course defines ethics; explains traditional sources for motivating ethical behavior; discusses factors contributing to the public's negative image of real estate agents; describes the original purpose and organization fo the National Association of Realtors; explains how the Realtor Code of Ethics is enforced; describe customers and the questions that may arise.

This course gives the student the understanding of the National Association of Realtors ethics and this relationship to the public. 


Fair Housing

This course covers a many historial areas of Fair Housing Laws and current laws and regulations.  The course will examine fair housing law from a historial perspective; identify the exemptions to the Federal Fair Housing Act; examine changes made in enforcement of new laws; understand familiar status; examine the HUD advertising guidelines; describe how testers are utilized in the enforcement process; impact of affirmative actions and Fair Housing Laws on diversity issues. 


Property Managing and Managing Risks

This course traces the evolution of the management profession; explains the classifications of real property and various property management challenges, principles of economics that affect the decision making process; covers types of residential and commercial leases; the rights and responsibilities of both the lessor and lessee; the importance of local law in governing landlord-tenant relations; cash flow analysis; three and four-pronged strategy for dealing with emergency and safety issues.


Real Estate Taxes

This course covers these key points:  Home mortgage interest deduction; aquisition indebtedness, home equity, what is residence, interest and points, computing loss an gain, what is included in selling price, agregatoon of rental real estate, applying passive loss rules, office in home rules. 

The student will have a wonderful handle and understanding the benefit of real estate how it relates to taxes.  So important in todays real estate environment.
